Need for a different type of apartment
Sometimes, your life situation may change and you will need a different type of apartment. You can apply to change into an apartment in a different location, for example, such as from a shared apartment in Leppävaara to another shared apartment in the Teekkari Village – or maybe you need to swap your room in a shared apartment for a studio, or your studio for an apartment with two or three rooms that is suitable for a family with children.
Transfers to a different type of apartment are applied for by submitting an apartment application in Domo as normal, and the application is scored in accordance with AYY’s scoring guidelines. When applying for apartments in a different apartment group, no additional internal transfer scores are given to the application.
If there is a health reason behind your need to change apartments, you can apply for additional scores for your application from AYY’s Housing Committee.
Transfers have a waiting period of two months, meaning that if you have only just received a new apartment from AYY, you can receive a new offer for an apartment in a different apartment group after two months at the earliest.
When AYY offers you a new apartment, you do not have to worry about waiting out the termination period. New apartments can sometimes be offered with less than a month’s notice, but AYY will not collect a double rent from its residents. Your current tenancy agreement is automatically terminated when you accept a new apartment offer in Domo.
An internal transfer means that the applicant is applying for a new apartment in the same apartment group as the one they are currently living in. For example, you can apply for an internal transfer from a shared apartment in the Teekkari Village to another shared apartment in the Teekkari Village. Please note that you cannot get internal transfer points for other housing groups! A housing group means location + housing type. Exceptions are studios in Otaniemi (Miestentie) and Teekkari Village, which are different housing groups. More information about housing groups can be found here1
Applications for internal transfers are automatically scored with five additional points. In other words, applications for internal transfers go to the front of the queue, but the queuing times vary as it might take a while for a suitable apartment to become available.
In an internal transfer, all persons mentioned in the tenancy agreement must transfer. For example, if you live with a friend, you can only apply for an internal transfer together.
Internal transfers have a waiting period of six months. In other words, if you have only just received a new apartment from AYY, you can receive an offer for an apartment in the same apartment group after six months at the earliest. However, AYY’s Housing Committee can grant an exception to the waiting period if the transfer to a new apartment is necessary for valid reasons sooner than this.
Your current tenancy agreement is automatically terminated when you accept a new apartment offer in Domo, so you do not have to submit a termination notice.
Suggesting friend for shared apartments
Residents in AYY’s shared apartments have the right to suggest a person who has a primary lease with AYY as a tenant for their shared apartment. This will give friends a better chance of ending up living in the same shared apartment. The suggested friend receives additional scores for one’s housing application in order to be placed in the front of the queue. The suggestion of a friend differs from the internal transfer as the suggested friend does not have to live in the same housing group (shared apartment in Teekkari Village, for example) as the person who suggested the friend. The suggested friend can also live in for example a studio or two-room apartment.
